Running parking at a residential property
ParkHere is self-managed parking software for condos, HOAs, apartment buildings, paid lots and commercial properties. Managers set the rules in a web portal, residents and visitors use the browser on their phone, and patrol officers verify plates live. It covers residential visitor parking, metered paid parking and camera-based commercial permit management, all from one account with no contracts.
ParkHere is standalone and runs alongside your property management software; no integration is needed to go live. Units can be bulk-loaded from a CSV export of your PM system, residents claim their own units by phone, and every pass and charge is logged in the ParkHere portal. For residential and metered properties, no. The only physical item is your own sign showing the permanent 6-digit location code ParkHere issues for each building or lot. There are no meters, gates, hang tags or apps. Commercial properties are different: ParkHere installs license plate recognition cameras, and setup is done with our team rather than through the free trial.
Your 6-digit location code and a short instruction, for example: Visitors, enter this code at parkhere.ai to get a pass. You supply the signage. Codes never change, so signs never need reprinting, and one code covers every unit in a building. Keep your tow-away signage as well; ParkHere does not replace the notices your province requires.
The account owner can add up to 10 managers at no charge. Managers run properties, residents, passes, patrol officers and tow companies, but never see billing or prices. Patrol officers and tow companies are unlimited and free. Only the owner controls the saved card, the plan and the connected Stripe account.
Yes. One account holds unlimited properties: residential buildings, metered lots and commercial sites side by side, each with its own location code and its own rules. Large buildings can be uploaded from a CSV file, and every pass is logged per property. Residents, visitors and patrol officers use the same phone sign-in everywhere.
Per unit you set the free visitor passes per calendar month (0 to 99), the maximum pass length (up to 24 hours), the hours when a pass is required, a grace period after expiry, and whether residents may buy extra passes once their free ones are used, at a price you choose from $0 to $999.99. Residents keep up to 3 vehicles on file.
No. ParkHere gives the patrol and tow partners you already use better information. You add officers by mobile number and tow companies by email. Officers see the live list of active and expired plates for each location and send a tow request in one tap; the tow company answers from its inbox. You decide who keeps the lot compliant and how.
Businesses and lot owners
Metered and commercial lots
Yes. Post your 6-digit location code on a sign. Drivers type it into ParkHere on their phone, see your lot and hourly rate, choose 1 to 24 hours and pay with their saved card. You set the rate, the number of spaces and the tax per lot. There is no machine to buy, service or empty, and no app for drivers to download.
Straight to your own Stripe account. Each driver payment is processed by Stripe and settles to the Stripe account you connect from your Billing page, less ParkHere's 10% service fee; ParkHere never holds your revenue. You can open your Stripe dashboard from the portal to see every payment. Stripe's payment processing fees also apply to each transaction.
For paid parking, yes. Connecting takes you through the Stripe hosted onboarding from your Billing page. Until it is complete, metered lots stay invisible to drivers and paid extra visitor passes cannot be switched on. Free residential visitor passes work without it. Stripe also handles any receipts drivers receive, according to your Stripe settings.
The Metered plan is $0.99 per space per month, plus tax, billed monthly to your card through Stripe. There are no setup fees and no contracts. Payment processing fees apply to each driver payment. After your demo, your account starts with a free 30-day trial covering up to 25 metered spaces; cancel before day 31 and nothing is charged.
Yes. Each lot has its own hourly rate, space count, tax rate and a description drivers see, and you can create as many lots as you need. Lots that share a sign can share a location code; drivers pick the lot they want. There is no time-of-day pricing today: the rate you set applies whenever the lot is available.
Commercial is for office buildings, retail centers and plazas that need permit management and camera-based compliance. ParkHere installs license plate recognition cameras, configures compliance per site with your patrol and tow partners, and gives up to 10 portal users per property. It is $9.99 per property per month, set up by demo, and not part of the free trial.
Residents and visitors
Getting a pass
Tap Get Pass at parkhere.ai, sign in with your Canadian mobile number and the 6-digit code we text you, then type the location code from the parking sign. Pick the unit you are visiting and your vehicle, and send the request. The resident approves it on their ParkHere dashboard, and your pass code and expiry appear on your screen.
No. ParkHere runs in the browser on your phone. You sign in with a Canadian mobile number and a 6-digit code sent by text message; that sign-in code is the only text message ParkHere sends. There is no password, no app store and nothing to install. Your first sign-in creates your account.
A request waits 5 minutes for the resident to answer, then expires. The request shows on the resident dashboard in ParkHere while it is open; ParkHere does not send them a text or push notification. Call or text the person you are visiting, ask them to open ParkHere, and send the request again. Building staff can also create a pass for a resident.
Sign in, open Set Residence and type the location code for your building, then choose your unit from the unclaimed list. You can add up to 3 vehicles with plate, make, model and color. Once claimed, a unit is locked to you for 15 days, and visitor requests for that unit appear on your dashboard for you to approve or deny.
Your property sets it: anywhere from 0 to 99 free passes per unit per calendar month, each valid up to 24 hours. Your dashboard shows passes used and allowed this month. If your building allows extra passes, Approve becomes Purchase Pass once the free ones are gone and your saved card is charged the price the property set.
Type the location code from the sign. The lot appears with its hourly rate; choose your vehicle and 1 to 24 hours, and the total including tax is shown before you pay with your saved card. Your pass, plate, hours and amount appear on screen and under My Passes. Any card receipt comes from Stripe, if the lot owner has receipts enabled.
No. Your pass lives on screen and under My Passes in ParkHere, with its code and expiry time. The only text message ParkHere sends is your sign-in code. Patrol officers verify by plate, so you never need to show a pass code or print anything.
Patrol and towing
Patrol, towing and compliance

The property adds the officer by mobile number and assigns location codes. The officer signs in at parkhere.ai like any visitor, opens the Patrol card, types a location code and sees every plate with an active or expired pass for that lot, searchable and refreshed every 30 seconds. A plate that is not on the active list has no valid pass.
From the patrol page the officer picks one of the tow companies assigned to that location, enters the plate, color and notes, and taps Request. The tow company receives an email with the details, the address, a phone number for the officer, and Accept and Reject buttons. The officer sees the answer on the patrol page and can cancel while it is pending.
No. Tow companies never sign in. Each request arrives by email with one-click Accept and Reject links that work once and do not expire. If the officer cancels first, a second email says the request is cancelled and the old link shows Request Unavailable. Adding a tow company is free and there is no limit on how many you add.
As general guidance, no. Rules differ by province, state and municipality, but municipal parking tickets are issued by municipalities and their authorized officers, not by private owners, and condominiums and HOAs cannot create municipal-style fines. Private compliance is usually a warning followed by towing under local trespass rules, and any chargeback to an owner depends on the governing documents. ParkHere supplies the plate record; it does not issue tickets or fines. Confirm with your municipality or lawyer.
As general guidance: clearly posted tow-away signage at the entrances, a licensed tow operator, and a request from the property owner or an authorized agent. Rules differ by province, state and municipality. In Ontario this sits under the Trespass to Property Act, and British Columbia and Alberta have equivalent trespass and towing rules; outside Canada, check your state and city rules. ParkHere provides the active and expired pass record that makes the decision defensible. Confirm details with your municipality or lawyer.
It depends on the declaration, bylaws or rules of your corporation or association. Many Ontario condominiums, for example, allow 24 to 72 consecutive hours of visitor parking and require registration for longer stays; treat that as general guidance and check your own documents and local rules. In ParkHere each property sets the pass length, up to 24 hours per pass, and the number of free passes per unit per month.
Not today. Tow activity is visible to the officer on the patrol page, and the tow company sees a confirmation page after clicking Accept or Reject. ParkHere does not email or text the property owner or managers about tow requests, and it does not text the officer when the tow company answers; the status updates on screen within about 30 seconds.
Billing and trial
Plans, trial and payouts
The trial is set up after your demo. Once your account exists, saving a card starts it; nothing is charged that day. The trial covers up to 25 residential units and 25 metered spaces for 30 days, and follows what you add. Stripe emails a reminder about a week before it ends. On day 31 your card is charged for what is in use, plus tax. Cancel before then and you pay nothing. One trial per organization.
Residential is $1.99 per unit per month, Metered is $0.99 per space per month and Commercial is $9.99 per property per month, each plus applicable tax. There are no setup fees and no contracts; you can cancel from your Billing page at any time. Commercial is set up with our team and is not part of the free trial.
Monthly, through Stripe, on the card saved by the account owner: per unit for residential, per space for metered and per property for commercial, plus tax. Invoices and receipts come from Stripe. Your Billing page shows the plan, payment history and whether billing is active. Only the account owner sees billing; managers see Active or Inactive.
Yes, from the Billing page, with no contract. Once billing is inactive, residents and visitors cannot request or buy new passes at your properties and you cannot add properties, but passes already issued stay valid until they expire and patrol lookups keep working. Reactivate later and everything resumes with your data intact.
No. Residential visitor passes are free to residents and visitors; they are covered by your subscription. Drivers at metered lots pay the hourly rate and tax you set, and residents buying optional extra passes pay the price you set. Both are charged to their card through Stripe and settle to your own Stripe account. Payment processing fees apply.
Each driver payment settles to your own connected Stripe account rather than to ParkHere, less ParkHere's 10% service fee, and Stripe pays out to your bank on the schedule set for your Stripe account. ParkHere never holds your money. You can open your Stripe dashboard from the Billing page to see every payment and payout.
Payments are processed by Stripe, a PCI DSS Level 1 provider, for both property managers and drivers. Card details are entered in Stripe fields and never touch ParkHere servers. Residents and visitors save one card once and can use it at every ParkHere property. Every pass and charge is logged in your portal.
